Wagner Eyecare Associates recently relocated to a new 2,600 square-foot office in Chandler, Arizona. But not before contacting NM Interiors Group for assistance with the development of TI drawings, a space plan and an interior design package.

Dr. Wagner’s objectives included...

  • An expansive eyeglass frame consultation and display lobby
  • Multiple private exam rooms
  • A comfortable seating area for patients

NM Interiors also determined that the staff required more functional desk space.

Our space plan called for a large loop with half of the available space freely accessible to office visitors. The other half was dedicated to private client consultation offices and office support services.

The resulting layout provided enough separation between each zone to ensure their respective accessibility and privacy, without compromising communication. The build-out more than doubled the area dedicated to office frame displays.

A custom designed marble-top reception desk faces the office entry doors. Now, up to three staff members can work comfortably, side-by-side, behind the desk. Special, built-in cabinetry throughout the facility houses supplies of contacts, eyeglasses, etc. NM Interiors designed the interiors for comfort and maximum durability. Only furniture and finishes that satisfied both requirements were specified.

Abby Bella Dance Studio selected NM Interiors Group to manage space planning, generate tenant improvement drawings and provide interior design services for a new dance studio located in north Scottsdale.

The client asked us to create multiple dance studios and squeeze the maximum amount of dance floor into an @ 1800 square-foot suite. Because the client’s business plan targeted dancers across a wide range of mobility levels, including physically handicapped and wheelchair bound dancers, functional accessibility was a key concern.

The final space plan provided a large studio that could be split, as needed, into two separate dance studios and a smaller dance area at the rear of the suite. A long interior hall adjoining the large dance suite includes an uninterrupted flow of observation windows. A small reception nook, in front, incorporates an efficient, custom designed desk. The client wanted a comfortable, energizing space. So our color palette was based on vibrant tones of lime green, brilliant blue and shades of taupe.

The owners of this neighborhood retail store, which specializes in garden accessories and tools, wanted to expand and remodel within an existing structure. We were asked to maximize the available display space. As one person generally manages the store, we wanted the manager, standing at a centrally located sales counter, to have the best possible view of the sales space.

A custom-designed sales counter now anchors the center of the store. It incorporates a large umbrella that reinforces the garden theme and serves as a focal point. Walls of gold, terra cotta, teal and purple serve as a backdrop for the retail display.

Jim Sudal Ceramic Design is housed in what was originally Scottsdale, Arizona’s first hotel. The historic, low-slung building, located in the downtown area, is constructed of adobe brick. The owner asked us to help him turn the whitewashed, un-improved space into a gallery suitable for his hand-built ceramic pieces, which vary in size from very small to very large.

A custom-designed built-in provides needed storage space and features a unique ceramic top designed by the artist. Staggered shelving allows the display of smaller pieces in a cozy setting. The blue-green backdrop provides a Southwestern accent that reappears in some of the artist’s own work. The remaining wall and ceiling surfaces have been painted a glowing golden umber. This creates a subtle but nonetheless striking canvas for the ceramic art while subduing the visual impact of irregular wall and door surfaces.

The concrete floor has been stained a terra cotta color, creating a warm but highly durable visual counterpart to the golden umber walls. The dark mesquite table doubles as a sales counter and workspace. Hanging candles add a gentle historic touch to the overall ambiance. When lit, during evening art walks and openings, the candlelight is an inviting and unusual beacon, visible from the street.

Wickenburg Country Club

NM Interiors Group was selected to provide interior architecture and design services for this project by Country Club Estates developer, Richard Ringwood. The project was completed on an expedited basis. Groundbreaking occured in Spring 2006; the building was complete and open for business by December 2006.

The Clubhouse is the hub of an 18-hole golf course and the adjoining Country Club Estates development. The handsome, Western-styled structure houses a restaurant and bar, a golf shop, outdoor patio, men’s and women’s locker rooms, restrooms and two office suites in 8,500 square feet.

Conceptually, our objective was to create a comfortable and rustic atmosphere reflective of the rural environment and natural resources associated with historic Wickenburg. Working within strict budget guidelines, we were able to incorporate striking hammered copper elements into the the overall design of the bar and restaurant spaces. The wooden bar sports a hammered copper surface and hammered copper elements appear over the restaurant’s stone-faced fireplace, in pass-throughs and elsewhere.

Clubhouse bathrooms feature an unusual combination of natural stone colors and textures. Honed granite and marble tile, in multiple colorways, are accented with an inlaid pebble surround.

Phoenix Institute of Cardiology

The Phoenix Institute of Cardiology is housed in an office condo on the west side of Phoenix. The physician owners, a cardiologist and an internist, wanted to create three medical suites, one for their shared use and two for lease. NM Interiors was intially brought in to draw up the tenant improvement package. It ultimately assumed responsibility for the interior design package, as well.

We began by developing a space plan for the Phoenix Institute of Cardiology that provided adequate room for its significant medical equipment requirements and maximized the functional efficiency of the office and its staff. Ensuring staff and patient comfort was a paramount concern.

A semi-circular floor plan ensured an easy work flow for staff and patients. For the physicians - a married couple - we created invidividual offices with direct access to a shared, private bathroom. The overall color scheme is composed of earthy, soothing colors and includes various shades of tan and terra cotta.

The office also features an upgraded lighting package with particularly attractive pendant light fixtures.

Azteca Landscaping

The owners of Azteca Landscaping were referred to NM Interiors Groups by the principals of Millenium Landscaping, shortly after we completed a tenant improvement project for that firm.

Azteca Landscaping purchased a condo in an industrial office park on the west side of Phoenix as its new headquarters. NM Interiors Group was asked to help turn the shell into an efficient and pleasant business facility. Among other requirements, the owners wanted to create additional office and storage space by putting a loft in the building. In addition, engineering specifications called for the creation of a structurally independent and self-supporting build-out within the shell building.

The additional useable square footage added by the loft space also increased the amount of parking needed to meet city zoning requirements. We worked closely the city and Azteca to shepherd the project through the Mesa zoning department's approval process and ensure the approval of the industrial park owners association. The build-out incorporated parking areas for Azteca's heavy vehicle fleet, extensive storage, a large conference room, sales rooms and private office spaces.

Design Services Included: architectural, mechanical, electrical and structural design, tenant improvement construction drawings, a lighting plan, space planning, selection of finishes and millwork.

 

William Jessup University

Originally designed as a Herman Miller dealership and distribution center, this unique building was purchased by a private university as its new home. NM Interiors Group was hired to reconfigure existing Herman Miller workstations throughout the property. The interior spaces were completely gutted and redesigned to accommodate dormitories, a student union, administrative offices, a library, and classrooms.

Design Services Included: space planning and modular workstation reconfiguration.

This historic “Pueblo Revival” home was constructed between 1936 and 1938. Until its purchase by the current owners, the residence had been a neglected rental property controlled by an out-of-state trust.

During extensive renovations, the roof over the kitchen and a sleeping porch—now a master bedroom—was raised to a height of nine feet. An adjoining bathroom was redesigned to accommodate two sinks and a sizable walk-in closet. The original cinnabar colored concrete floors were covered with a mottled Italian travertine to create a lighter atmosphere. The walls were painted a creamy yellow sand. The exterior was painted in two earth tones to emphasize the play of the exterior planes.

The kitchen counters and backsplash were covered in a neutral floor tile, based on a chevron design. Black accent tiles appear at the base of the counters and on the counter edges. A pass through to the shortened kitchen nook was added to help open up the room to more natural light. The custom designed cabinets were hand-painted with milk paint. The center sections of the cabinet doors were removed and replaced with powered-coated metal screens.

To ensure adequate light, the kitchen incorporates three light sources, halogen down lights, halogen under counter lighting and Italian, hand-blown murano-glass lamps.

Camelback Lakes

This three-structure office complex enjoyed a prominent location on an increasingly prestigious central Phoenix thoroughfare. However, a change in ownership and management plus a high vacancy rate prompted reconsideration of the property’s design. The design scheme reflected an outdated, late 70’s aesthetic, with earth tones predominating. The large main lobby was essentially unfurnished.

Working with a limited budget, the common areas of all three buildings were extensively remodeled. A soothing beige and grey color palette was chosen for the purpose of eliminating the cold, harsh feeling of the interior common areas. The seating solution was composed so as to provide a focal point within the sizable elevator lobby.

Oversized, contemporary armchairs--chosen to coordinate with the scale of the spaces--were strategically placed around a coffee table lit by three pendant-hung light fixtures. Built-in display ledges were added to help break up the space visually and to create additional design options. The natural wood finishes of the ledges added warmth and personality to the lobby. To enhance the custom-designed feel of the interiors, faux-travertine porcelain wall tiles were added strategically to wall surfaces throughout all the lobbies.

Within two years after the remodel, the office complex was largely leased. It is now considered a premier property.

Best Western Lawton Hotel & Convention Center
Lawton, Oklahoma

This project involved the remodel of a full service hotel property. The owner wanted a fresh new look for this aging 145-room property. With many new hotels opening in the area, competition had become increasingly intense.

A color scheme with terra cotta and green tones predominating was introduced to reflect the local terrain of southern Oklahoma. Warm wood tones were added to create a friendlier ambiance as were up-to-date draperies in the lobby. Strategically located custom tile layouts were added to fresh new wall finishes throughout the public areas in order to reenergize the visual impact of the property's interiors. As a result, a once tired property became, again, a premier destination spot for the area.  

Design Services Included: construction drawings for the lobby, restaurant, swimming pool, the meeting rooms, all public areas and guest rooms. Associated services included space planning, custom carpet design, finish and furnishing selections.

NM Interiors Group was commissioned to develop ten hand-drawn renderings of the Main Street Plaza development in downtown Scottsdale by Arruth Associates’ (Houston, Texas). Architecturally, the renderings were based solely on existing blueprints as the physical design of the structures' interior spaces had not been finalized. The actual spaces, as drawn by NM Interiors Group, were conceived jointly by our staff and the marketing staff of Arruth Associates.

The drawings were generated in-house. Arruth Associates incorporated the images into its marketing efforts and framed them for display in the Scottdale sales office.
